The question being how do I determine the value of a site when planning on selling it.
The answer is, why.
The highest bidder will have the best answer.
Why would someone not dupe your content? Why not build from scratch and purchase and valuate the capitol outlay of HW and network gunk? Are you selling your people with the company? What exactly are handing over?
Determine why someone would want to pick up an existing site and not just build it on their own. If building on their own has an advantage, your site has NO value. If the intrinsic is what you are REALLY selling, what cost of physical hardware and consulting talent would dupe it? Add extra for the time value of money and go from there.
If you can not clearly define why someone would even match the hardware infrastruct cost, liquidate and run.
