    Onboarding Support with Buildium Software

    Summary: Meridee has been an incredible support and partner in onboarding our nationwide team to Buildium. Meridee's wealth of knowledge, software savvy, and professional approach have been so appreciated. Meridee not only knew the software extremely well but she was very understanding and professional with new users as they learned the ropes.

    In the middle of our software transition, the COVID-19 pandemic hit, which closed all our locations nationwide. Meridee assisted us through the shutdowns and remained with us until all our locations reopened. We are grateful for her support, training, patience, and coaching!

    Positive: The user interface is well designed, providing a streamlined experience. The onboarding specialist provided during the training phase was crucial to our success.

    Buildium - best property management software I found

    Summary: Excellent! I don't know how we have ever run the company ever before without this software! Buildium is a property management software for dummies - and I mean it in the most positive light ever.

    Positive: This software is so intuitive to work in. It saves so much time processing transactions. Really easy to fix any mistakes you may make as a first time user. So many functions that can make your life a lot easier as property manager, and so much easier for your tenants and maintenance teams with the personalized portals for each one of them. Integration is seamless. The onboarding team is excellent. We're working with Cameron - knowledgeable, funny, go get attitude, and will find a solution to any problem. Cannot say enough good about him or the software itself.

    Negative: Have not yet found a single thing that I don't like about it.

    Property Management Software

    Summary: Overall we have been using for just less thank 10 years and it has allowed us to be much more automated, thorough and give better service and get payments more timely and have ledgers up to date.

    Positive: Intuitive, Allows for files to be downloaded and easy search. Tenant portal is easy for payments and tasks.

    Negative: I have to use another platform for tenants to do their own inspections, then save them and manually transfer to Buildium.
    Buildium does not have an email address that remains in Buildium so multiple staff can use the same email. If a tenant responds to a blast email it only goes to the person's email address and does not show in the Buildium system unless you copy and paste into the system as a task or a log

    Summary: So far everything is good with it, just reviewing pics off the inspection reports could use updating. I’m pretty satisfied, otherwise.

    Positive: For the most part it’s user friendly, easy to navigate & communicate with tenants. I love the templates & ease of running reports.

    Negative: When reviewing inspection reports auto uploaded from HappyCo, if you click on the picture to enlarge it, it will not let you get back to the report or X out of it. You’ll have to use the back arrow & start back at the beginning where the home was pulled up & go through the steps all over again. If you hit the X at the browser, it kicks you out & you have to log in again.

    CornerStone Buildium

    Summary: It would be helpful if the Co-owner has "one login" credential then their home page shows both units, multiple units, etc. They can "check a box" for the unit they need to send a request through so it's tracked correctly per Association.

    Positive: It's easy to set up as a "user" with one property unit managed by CornerStone, some of the Co-owners in our community could own more units.

    Negative: I'm both a user and also a team member of the Board of Directors with our marina and manage feedback from our BOD. The community that CornerStone manages has 12 Associations and some Co-owners have a Condo or Cottage plus a Marina Slip. When the Co-owners send a request into Buildium they are sometimes sending into the wrong account. For example: Co-owner sets up account with CornerStone and owns 2 units; Condo and Boat Slip. They are sending a Condo repair request into their Marina account because they didn't set up an account for the Condo, they thunk it goes into one "bucket".

    Summary: Buildium is easy to work with. The security features work well. Most reports are easy to access and follow.

    Positive: You can either look at charges by date or by account. You can keep up with tenants' insurance fairly easy. The report is easy to follow.

    Negative: On screens like Rent Roll you can't hit enter to go into a tenant's account. There is not a report to look up accounting charges.

    Positive: It is good to have a platform that provides different kinds of information and covers more than one perspective. This business has a financial side and an operating side and Buildium covers both.

    Negative: As there are different models of business sometimes the design of some stages does not exactly match our needs. It can be positive or negative. Positive is because it can adapt, and negative is because some options are not needed.

    Summary: Positive experience with room for improvement, the integrations are amazing and a huge plus, the built in screening works well too.

    Positive: Good value, more and more integrations, many features, scales as the company builds, was willing to take on a 40 door company at startup.

    Negative: Owners struggle with reports and being able to see scanned in invoices, doesn’t report screening denials to applicants.

    Buildium for Property Management

    Summary: I'm a property manager who really needs a bookkeeper looking over my shoulder but don't know anyone who is familiar with Buildium. This is stressful for me and I'm looking for assistance.

    Positive: The support team is amazing.
    Tenants and homeowners are very happy with the portal.
    Interface is clean and fairly straightforward.

    Negative: I would like to download Buildium into QuickBooks but am unable to do so.
    Emailing tenants requires too many steps and really should be streamlined.
    You need a minimum of doors for on-boarding and I did not have that amount when I first started.

    Summary: Buildium is the right service for the owner of a property, whether it is a work location or simply for housing, to keep informed about price updates in the market, and can create payment plans comfortable enough for themselves and for customers who will make use of the property.

    Positive: Buildium has an excellent communication system, from which interacting with clients and sellers/landlords of other properties is simple, so that in addition to functioning as a catalog to view commercial and housing properties, it also serves as a portal for everyone to keep in constant communication.

    Negative: Buildium integrates poorly with social networking platforms, so in case of emergencies the best thing to do is to send messages via email, which can be tracked to know when the recipient, usually a client or the property manager responds. Buildium has a very expensive price per month.

    Not what we expected

    Summary: For a product that has been around for 20 years, I would have expected fewer operational headaches. Product is in my opinion poorly set up. Settings are in many places and difficult to find, menus are not user friendly, and are not consistent making navigation unnecessarily difficult for admin. If it were not for the full immersion into their accounting system (which IS a good feature) and which would be very time consuming and labor intensive to change, we would likely look elsewhere for a property management tool.

    Positive: Owner requests for maintenance, general and Architectural are fairly straightforward. Violations are a separate function and are generally easy to use. Accounting features are a strong point. Auto pay is a good feature.

    Negative: Many features have shortcomings that make following our existing policies and rules difficult. Product lacks the flexibility to accommodate our needs resulting in complicated work arounds. Other items such as inability to capture all emails sent and received with staff, inability to attach photos to violation emails, problems with text announcements, extra fees for epay (which was NOT part of their marketing and which essentially doubled the cost), just to name a few. Not enough space to list them all.
