Klorra AI provides a comprehensive custom-home bidding solution, rather than merely a takeoff. By uploading an architectural plan PDF, users can access a 7-phase AI process that generates five detailed documents, usually within approximately four hours; these are accessible via the app and can be downloaded in Excel or Word format. The documents include a quantity takeoff, a cost estimate categorized by over 160 cost codes, a scope of work arranged by trade in construction sequence, a conflict report identifying cross-discipline discrepancies and items that require clarification from architects or engineers, as well as verification notes that highlight concerns flagged by a second-agent quality check for the builder’s confirmation.
Klorra functions as a service rather than a tool that requires manual input; there’s no need to click through each wall. The system was developed within an active custom home-building company in Naples, FL, and it utilizes the same efficient pipeline for its current bids. While AI can occasionally misinterpret details such as custom roof geometries, overlook structural pages, or fail to account for hand-marked changes on plans, Klorra proactively identifies these issues so builders can confirm them prior to any commercial application.
