It seems the issue is it has become very hard to build in park land, or to build whatever the whim of the builder is no matter how unsafe or unstable it is. I would feel these articles are more honest if they talked about how they can not revitalized abandoned homes and areas and that policies need to change, and how with housing cost issues, it is so difficult to develop these derelict buildings, except that builders don't want to do this since there is much less profit to be made having to dismantle a derelict building and build, rather than clear cut a forest and build.

The article, the summary ... nothing goes into the specifics of this deal.
The town gets 0 if the land is not developed. Also some of these NY towns the way property tax works is based on the development, that means if the warehouse cost Amazon 20 million to build, they would pay a property tax on 20 million. It doesn't matter if they chose to put in gold plated doors that cost $100k each instead of standard doors, the tax is assessed on the money paid out not the actual value of the property (and to be honest many people fight these and can normally win in court) Now there is nothing about how much Amazon IS paying in property tax.

There is not much passenger rail service except for North/South (DC to NYC and that is very profitable) America is big, to get from DC to Pittsburgh is a 10 hour train ride, or a 1 hour flight. To get to Los Angeles from NYC is 3 days train ride. passenger train service really on makes sense as a commuter or luxury travel, that has nothing to do with freight service. If you want to have a sleepless night counting trains there is a campsite on the C&O canal trail and you can count a freight train pulling 50 to 100 cars every 5 min from 8pm until 7 am. That is the kind of traffic the rail service sees.

Yes there are a few well known song writers, but it is the singer that sold the song. Having a good singer is what make people want to listen because they make it into reality.
It is the same in any industry. The inventor is only as good as the sales person. Yes some inventors will be successful because their inventions are just that awesome, but many are not even known since they could never sell their product, and others take credit for it (Edison looking at you).
Theoretical sciences are also the same, Einstein was just that awesome but there were thousands of pretty good people at his time that pushed theoretical physics forward.
The song writer sure they are important, as is the person that does the mixing, the teachers that gave the singers voice lessons, the teachers that gave the musicians their abilities. The people that feed them, clothe them, and raise them ... do their parents also get a return on investment?
Peter, Paul and Mary were far more popular in their time and were much more able to sell the songs of Bob Dylan than he ever would have, and most people have no idea their songs were written by him, in fact almost none of the songs were their own work, the music was however. Thus who really should get the largest share? not everyone is equal in making a song a popular reality.

They upheld (in 2019) in New Prime Inc. v. Oliveira that gig economy workers are not subject to arbitration clauses.
Two states have moved to classify gig workers as employees (CA and PA) this past year, none of them cited a problem based on some ruling of the supreme court. If anything this is establishing precedent the other way around that state courts are finding gig workers to be employees and therefore would have to be treated as such without major changes even then manditory training and such would end up having to be compensated for.
