      • Make sure you love your neighborhood. If you find a beautiful old house going cheap, but it backs up to a mile of the apartments with the worst crime in the city, and you can smell sewage when you walk in the backyard, and it's the only house without dead animals, rusted cars, and rain-soaked furniture with upholstery exploding from it on the front lawn, run away. :)
        • important message above. THe neighborhood will have a large bearing on your enjoyment of the property. some friends of mine recently moved because they were sick of their annoying neighbors having loud parties at night and playing with their dirt bikes late at night.

          Check out the neighborhood. Drive down the street at night / evening nad see if there are huge parties. Talk to the neighbors. More than likely they will have a mouthfull to say if there is something wrong going on.

          • I'll second that. Another thing to do if you can arrange it is to take a vacation day (or work out some comp time or something) - take a book to read and sit in your car in front of the house. Really, just spend several hours scoping out the neighborhood. All day if you can manage it.

            The last house I had was pretty nice, but my wife and I didn't think to much about the apartment building down the street. The first Friday night after moving in, there was a large party with drugs and gunfire.

            • I didn't want to bring up apartments, because I've lived in a decent apartment community before, (and will again soon, probably) but in my parents' neighborhood, up until DART put fences up along the railroad track, (true to stereotype) apartment dwellers kept sneaking up the hill, and we had vandalism, burglaries, and a couple sexual assaults in our neighborhood. We still have petty crimes, and some of it is attributable to the neighborhood being on the walking path between a different set of apartment com
        • Thanks. The neighborhood I've primarily been looking in is nice, lots of parks and such around. It's a good area a little ways out of the cities but not too close. Low crime, good schools, not much to complain about.
          • My friends neighborhood was nice too.... they just had absolute idiots for neighbors. They had a dog outside that they never played with, it was always fighting with their friend's dog (I saw its bit up nose... heck, could have been a fighting dog). THe only thing that would tip you of to the problem was if you would talk to the neighbors about "problem houses." Even the idiot's house looked good in front.

      • Thanks for the advice. Fortunately I've started early, so I have all sorts of time before my apartment lease comes up. No pressure whatsoever and the start of more houses coming onto the market has me feeling pretty good about picking and choosing.

        I'll bear in mind the not fighting bit. Can't get attached before it's purchased I guess.
